Sump Pump in Crawlspace

Needing some information concerning sump pumps. We want to purchase a home that has disclosed they had a crawlspace sump pump installed about five years ago. I have never had a home that required one and have no idea if this is a perfectly normal thing. I do not know the how much water they are even claiming to remove on an annual basis. Can this be a deal breaker for me, and will it hurt resale later? Should I be concerned having this in a crawlspace? We live in TN, so the water table is quite high anyway. How reliable are these things?
We have an offer being presented tomorrow and would appreciate any info before I continue with it. I thank you in advance.

Yes, in crawl spaces that tend to get very wet, a sump pump is a must. So, in principle, it should not be a deal breaker.

But a sump pump alone will not get the job done, specially if the water table is high.

The ideal scenario would be a sump pump, within an encapsulated and sealed crawl space and a good drainage system.

Is this craw space vented, open or encapsulated? Is it conditioned? What kind of sump pump is there?
We recommend good quality cast iron sump pumps.
Is this sump pump brand new? Was it professionally installed, is it regularly serviced.

I would have a crawl space encapsulation contractor take a look at what you have. Some offer free consultation, so it will cost you nothing to have a real pro tell you how good is the deal you are about to get into.
