Falmouth's Model for Quality Affordable Housing (HA1512)


Bob Vila’s Home Again heads to Falmouth, Massachusetts, to tour a neighborhood created by Quaker Homes that serves as a model for creating quality affordable homes. Bob joins developer John Druley to tour a home under construction and a completed unit, as he learns about the financing, regulations, and benefits of building affordable housing in Massachusetts. Druley explains that invoking Massachusetts’ 40B land-use law has allowed him to apply for relief from Falmouth’s strict zoning regulations that stipulate minimum one-acre lots. This enabled the development of eight homes on ¼-acre lots, two of which are affordable and were sold by lottery for $119,900. These homes will carry traditional mortgages and are reserved for first-time homebuying families who make up to $65,000 per year. A market-priced home in this development will sell for between $375,000 and $400,000. All homes will have the same plans, square footages, basic construction and interior materials, decks, and landscaped yards. Bob tours the affordable home under construction and remarks on the generous room sizes, layout, and quality materials, including low-e, low-maintenance vinyl windows. Bob also visits a completed home and sees how finished spaces, flooring, appliances, and cabinetry make the house a home.
